FAR economist Lawrence Yun stays positive in Tampa trip - Tampa Bay Business Journal:

http://www.huangrong.org/about.php
Those were just some of the insights chie economist Lawrence Yun shared with members of theThursday “We have the lowest mortgage rateas since President Eisenhower but not with jumbio loans,” Yun said. “We hear about the 50-year low mortgage rates at 4.9 percenr or 4.8 percent, but with jumbo they still remain stubbornly highat 6.5 percent and 7 Fannie and Freddie can’t buy those, so they have to chargwe a higher interest rate.” At the same time help is needer to sell homes listing for more than Yun said. “The government needs to raise the loan limitf or get rid of the loan limit altogethefr if they want the housing market to he said.
“In the middle we are seeing a risein foreclosures, and the high end will begibn to suffer if there are no If there are no buyers, then they have to reducwe prices, and reduce pricese and reduce prices, and we’ll neved find a bottom.” Last year, many of the foreclosures hittingv the market came from interesrt rate resets caused by adjustable rate Now, however, other economic issues like job loss and othedr large bills are fueling that particular which is likely to stay strong through the rest of the Yun said. “This area has had larg job creation inrecent years, but now we’re seeing job cuts that are much deepe than in past recessions,” Yun said.
One of the leadinh industries with job lossesis construction, but financiap jobs and business services aren’tf that far behind, he said. In the only areas that seem to be showing solid growtnh are education andhealth care. “Independent of any politicakl philosophy, the most likely occurrencse is that there will be increased healthy care spending and increasededucation spending, so we’ll probablyy continue to see growth in those areas over the next four Yun said. On a broader scale, the United Statesw is facing some of its biggest budgetdeficitsa ever, which could force the government to call on the thus boosting inflation. Such a move couled be good for homebuyers.
“In an inflationary society, the winnerzs would be property owners as they would see theirfvalues rise,” Yun said. “If it’s a deflation, the loserx would be responsible homeownerswith mortgages.” The signzs are in place for a home salews rebound. During the economicf downturn ofthe 1980s, home sales droppecd dramatically because mortgage rates were risingy from 10 to 18 percent, Yun said. In the most recentt prior recession, following the 11, 2001, terrorist attacks, home sales actually rose mostlh because mortgage rates were falling from 8 percenr downto 6.5 “Today, it is 5 percent, and it’s likelyu to be 5.
5 percent by the year’sz end,” Yun said. “That represents great Home salescan rise, even in a when the mortgage rates are We may be facing an unemployment rate of 10 which is a high unemploymeng rate, but that still means there are 90 percent of the peopler out there with jobs.”

vasilisaxavymar.blogspot.com
U.S. Bankruptcy Court Judge Redfielx Baum struggled to stay on taskat Tuesday’ds hearing as attorneys representing Balsillie, Coyotese owner Jerry Moyes, the city of Glendale, the and other professional sports leagues delivered hours of oral argumentsz over bankruptcy code, anti-trust law, relocation and other legal issues. Baum and the myriac of attorneys delved into obscurse bankruptcy provisions and past relocations by teams includint theOakland Raiders, San Diego Clippers, Quebedc Nordiques and Baltimore Colts.
Baum focused on whethe Balsillie will have to pay the NHL a relocatio fee on top ofhis $213 million offer to buy the financially strapped Coyotes from Phoenix truckin g company owner Jerry Moyes. The relocation fee could totaol as muchas $100 million, court documents Baum appears ready to rule that the NHL has the rightds to the Hamilton marke t and if the Coyotes are moved there, Balsillied will have to compensatwe the league for loss of an expansioj opportunity. The city of Glendale pressed Baum to considerf legal claims and costs that wouldf accompany a move to That could offset an offer as lowas $140 milliomn by parties wanting to keep the team in Arizona, city representativea said.
Glendale officials said they wouldx make a claim for as muchas $500 million if the team breaksd its lease at the city-owned Jobing.comn Arena. Arena concessionaire Aramark Corp. also could make a Moyes and Balsillie’s attorneys arguer that a lease claim is subject to various monetary caps and that the courty can discharge lease terms and penalties in order to maximizethe team’s value for Moyes said a decision could come Wednesdag and has urged the court to hold an auction sale for the hockehy team on June 22. The NHL and Glendale say the sale shouldr be put off until August and the leagus said it will financse the Coyotes into next season ifneed be.
Glendal attorneys also pressed Baum to find out how much moneyy Moyes may have taken out of the They point to the fact the Coyotes spenf money leasing private office space at Westgated City Center instead of usingarenaq offices. Moyes spokesman Stevr Roman saidthe city’s speculation that Moyes is profiting from that arrangement is false. Moyese and Westgate developer Steve Ellman spligjoint assets, including the Coyotes, in 2006 with Moyes takingv over as team owner. Warmington Homes builds against the tide in downtown San Jose - Silicon Valley / San Jose Business Journal:

fugycyquwod.blogspot.com
The Costa Mesa company believes the product single familyhouses — and its location near Japantowb is a good bet. Mark Rowson, Warmington’sw Northern California division president, said the development is a unique one for downtownmSan Jose, which has been constructintg towering high rises. This projecrt has a suburban flavor andfeatures two-storty homes, with a small yard and two-cae garage. The 2,000-square-foot homes will start in the mid- to high The builder will construct four in the first In downtownSan Jose, there have been no single-family detachecd homes built in the last few Rowson said. Warmington purchased the 10-acre industriall site in December 2008.
Standard Pacificf Homes had an option on the land in 2006 at the top the markeft and began work onthe project. But Standarx walked away when the market souree and creditbecame unavailable. The propertuy reverted back to theoriginal owners, San Jose Property Investment LLC and DAK, a Californiaq general partnership. Warmington bought the land from San Jose Propertyy Investmentand DAK. The company has an agreement with the original ownerxs to develop the propertyin phases. “Thiws is an extended build-out, it’s not a said Matt Tingler, Warmington’ s executive vice president. “We’re very sensitivde to oversupply.
” Irvine-based Standard Pacifix Homes, a major developer of projects inthe hard-hitr Central Valley, did not return calls seekingf comment. Tingler would not disclose thepurchasw price, but he made it cleaer the builder is operating as economically as “Since approximately 2006 we stopped buying land and resolved to sell through our existinyg portfolio of projects,” Tingler “We have a handfup of projects still remaininyg that are tough. But, since we never overextended duringthe boom, we now have fewer troubled projectx to work through.
” This most recentf acquisition comes at an opportune time for The company has trimmed its portfoli o from 30 projects to five, a number Tingler said Warmingtonn is very comfortable with. Its determinationh to get lean presents its own Now the homebuilder is almost outof homes. “Wed sold out of Viridiab in San Jose and Vantag inPalo Alto,” Tingler said. “. We had a ton of productg that we movedthrough quickly, and we paid back our debt. Now we’rr out of product.
” That strategy, is serving Warmington well as it pursued its nextline — managing distressedr assets for three banks, Comerica Bank, Guaranty Plus Propertie s 2 LLC and Bank of Tingler said Warmington started chasing the business 18 monthe ago — before the market was ready. Now there’ss a lot of competition, although little is locatedd in the core Bay Area market most is currently in the tertiary markets in the Central Valley.
Warmington competed against other builders for the business that can entail everything from securing the propertyy to ensuring there isno “We’re not acting as a broker; we’re not selling the property for the bank, but we can give a builder’se perspective of what it’s worth,” he Warmington is a veteran of such business, Tingler having performed similar duties during the last major housingy recession in the late 1980s and earlyu 1990s. The company has agreesd to sell more than 600 homex in five markets located in Southern California and Nevad a for TriPacific CapitalAdvisors LLC.
Asked whether the work paid well, he “From our perspective, any revenue coming in represents dollars that we would nototherwisde have. The goal is to help our financiak partners while at the same time generate revenue to helpcovet overhead.” It also keeps Warmington abreast of what’s going on in many markets. Rowsonj said the South Bay has the greatest opportunitytfor upside. At a seminar therwe was talk that said the markegtis close, if not at, the “The Bay Area core markets have the greates t potential to solidify right now over the next six monthx and then show an uptick,” he said.

He said such a strategy is especially with the real estate marketcurrentlh down. "To have $2 billion of cond o loans in South Florida at the time you madethosde loans, you should have had an idea that something could possibly not make sense," Argiz said. Corus officials declined to comment onthe bank's local According to its fourth quarter public filings, Corus had 23 condoi construction and conversion loans worth nearlh $2 billion in Sout h Florida (including a few counties outside Miami-Dade, Browardd and Palm Beach) at Three of those were in non-current status, representingt $64.2 million. It had $282.8 million in non-current loans (6.
46 percent of its total loans) as of Dec. 31, up from $199.9i million (4.93 percent of totalo loans) on Sept. 30. An additional $204 million in account s were between 30 and 89 dayspast due. Whils Corus doesn't discuss any projects by name, a Businessw Journal search of court records in Broward and Palm Beach counties provided an updat e on the progress ofits portfolio. It found $2.1 billiomn in outstanding mortgages Corus made with South Florida with $414.3 million more possible through futurer advance limits listed in mortgage At least $50.6 millioj has been repaid, althoughy it's likely that amount has grown, as severakl projects closed on hundreds of units in the firsyt quarter.
Corus' outstanding mortgages accountfor 6,3976 condo units in South Florida. Of the 2,449 that have been 735 were sold asof Feb. 26, according to couryt records. That means 3,947 units are under construction, with completion for most of them expecteddin 2008. "Corus is the poster child for high-risl condo construction loans in all the bubble markets arounr theUnited States," said Jack McCabe, CEO of Deerfielf Beach-based , who noted that Coru s also financed condo projects in Californis and Las Vegas.
McCabe adderd that Corus is vulnerable toa double-digitt decline in the value of the condop units in its projects and could start sellinb the mortgages off at discounted Eight of the Corus-finance d projects in Miami were on 'zs list of condo projects for which it won't writde unit purchase mortgages. Declining market value was themain Miami-based banking analyst Kenneth H. "The fact that many fourth quartefr charge-offs last year were near the end of the quarter suggests the first quarter may even be since condo market conditions havegottenn worse, not better," Thomaes said. But he noted that Corus is well capitalized to ride out some troublw fromproblem loans. As of Dec. 31, it had $938 milliojn in equity capitaland $71 million set asid for loan loss allowance. Thomaxs said Corus' loan loss allowancex appear small compared to the amount of losses it couldx experience fromcondo loans. In the company'es fourth quarter filing, it noted its allowancw for losses covered only 25 percent of its nonperforminhassets - mainly condo loans.
"Even in Miami, which is experiencingg a glutof condominiums, we believe our collaterao may be more desirable than the great majority of all housing units in the Miami area," Corux stated. "In our opinion, brand-new condominiums will not becomee worthless." In Corus' public filing, it said $246 milliob in condo loan commitments for completerd buildsthat aren't closing well have balancesz due to the bank that exceed 60 percent of their sellout value. The bank called thesed risky.
Corus targets its initial condo construction loan exposurw at 55 percent to 65 percent of the sellout but it has surpassed that amount in some casese to give developersfuture advances, the bank On Feb. 8, it granted a $10.3 millionj future advance to Continuum II, which boosted the loan to the Miam condoto $135 The property has yet to open.
